1. Value your existing home

2. Register with us

3. Arranging your mortgage

When you begin your property search it is important to have your finances in order, as this will influence your budget. If a mortgage is required, speak to one of the recommended mortgage advisers who work closely with our sales team and are best placed to advise you on your mortgage options.

4. Finding the right property

Once we understand the type of property you are looking to buy, we will show you a selection that you may wish to view. We will also keep you up to date at least once a week via telephone call or email when new properties come onto the market. 5. Organising your legals

The successful purchase of a property can be reliant on the use of an efficient and experienced solicitor. There is no doubt that clients benefit from the close relationship between our recommended solicitors and our branch, which means the whole process is a lot quicker and more straightforward.

6. Making an offer

Once you have found a property you wish to buy, we will present your offer to the seller. Offers put forward will be both verbal and in writing stating any special conditions. At this stage there are no legal obligations on either side until contracts are exchanged. When both buyer and seller are happy with the price agreed, a 'memorandum of sale' will be prepared by us.

7. Conveyancing Process

You are now half way through the process and there are some legal matters, for which you will need expert guidance. The important thing is not to worry, our helpful Sales Progressors will be on hand to coordinate things for you and answer any questions you may have. Your solicitor will now review and prepare any paperwork associated with the purchase. If you are selling a property they will coordinate the two. The conveyancing process will include: any enquiries on receipt of the draft contract from your seller's solicitor, local searches on your behalf and an agreed date for the exchange of contracts and ultimately completion.

8. Survey and mortgage offer

When you ask your mortgage lender to proceed with your application, they will arrange for a survey to be undertaken at the property you are buying. This will identify any structural problems and advise on the property's value for mortgage purposes. After the mortgage valuation report is received a mortgage offer will be sent to you and your solicitor, which you will need to sign and return.

9. Exchange of contracts

'Exchange of contracts' will occur when all enquiries have been confirmed and agreed between solicitors. Once the contract has been signed by both buyer & seller, a deposit of usually 10% of the purchase price will be paid by your solicitor to the seller’s solicitor. You are now legally contracted to purchase the property and a 'completion' date will be set by mutual agreement.

10. Completion

On the day of completion, the balance of outstanding monies are transferred from your solicitor to the seller's solicitor. Once the money has been deposited into the seller’s account the estate agent will release the keys for your collection.

You are now the legal owner of your new home. Congratulations, you can now move in whenever you wish.
