First Time Buyer Advice

Buying your first home is an exciting, life-changing experience. It should not feel daunting at any stage and is actually easier than you may think. We have first-time buyer specialists in our branch to make sure you find your perfect first home and that everything runs smoothly.

There are many ways to purchase your first home and we will do our utmost to overcome any obstacles in your way. Every year we help individuals who buy on their own, people whose parents are helping with the finances and couples who are looking to set up home together. 5 steps to becoming a home owner...

Step 1:

Speak to one of our team and they will show you an exciting selection of affordable properties. They will also organise an appointment with a recommended mortgage adviser.

Step 2:

Our recommended mortgage advisers will talk you through all the finance options available to you. This stage should not worry you; there are currently some very competitive mortgage rates available, offered with low deposits required - in some cases as low as 5%.

Step 3:

With your financial arrangements in place, now the fun can really begin. Take your time and book as many viewings as you can. Our staff will advise you on the best buys, in terms of value for money, location and high or low maintenance (depending on your DIY skills).

Step 4:

Once you have found your perfect property, your personal Sales Progressor will help coordinate all your legal matters. Between your solicitors and the seller’s, the necessary paper work will be drafted ready for the ‘exchange of contract’. When the contracts are exchanged it is normal for the buyer to pay a deposit (normally 10% of the asking price). From this point you are legally obliged to purchase the property and are almost there!

Step 5:

On the day of completion, all outstanding monies (usually 90%) are transferred from your solicitor to the seller's solicitor. Once the money has been deposited into the seller’s account the estate agent will release the keys for your collection.

You are now the legal owner of your new home. Congratulations, you are now officially a home owner and can move in whenever you wish.
